Home improvement return is not always monetary, but
also shows in a quality structure and living environment for you and your family
which benefits you for the years you spend there. This is the biggest intangible
return that is taken for granted that needs to be considered. If you put money
and effort into your home, you want to be able to enjoy it at least for awhile.
After paying on a home year after year you expect some sort of return at some point, it may even be your children or others that benefit after you are gone. At the time of this writing, one wonders if values will ever return, but I am figuring at some point they will. Maybe you were hoping to move elsewhere and now you've got to sit tight. You have realized you need to work with what you got.
Irregardless of you home's age, at some point you need to keep the place together, If you let things go, you've got to get to them before problems get bigger. As I have mentioned in other articles and it is a basic to remember, water is a home's biggest enemy, especially exterior roof runoff and drainage, along with siding, trim and keeping it caulked and painted. Keep this up.
Moving inside, the 2 major areas that we benefit from, both enjoyment and financially, (most of the time) are kitchen and bathroom remodel or upgrades. Traditionally these are the 2 best areas to focus on in remodeling. The benefits of more space along with new surfaces, fixtures and, or appliances is always a plus. Some houses that have 3 or more smaller bedrooms can be redone to make 2 bedrooms into one master suite with a private bathroom or a large shared office if you work at home.
As one considers the obvious benefits of a remodel, there will always be the unseen benefit that goes along with it, mainly electrical and plumbing upgrades. These should be addressed, which will then be less problems later in the long run and will bring peace of mind too.
Windows are a priority, especially in cold climate areas, not only do they bring ease of operation and cleaning, they are usually dual paned, energy efficient and now come in more designs to match the look of your old style windows to keep the original character of the house intact if you wish. This one really helps in 'curb' appeal too.
Many of these projects are large and should not be attempted on your own, although if you are not moving walls and doing major electrical and plumbing, and just changing cabinets, that could be doable with some help from a friend or relative that has experience in these areas.
Depending on where you live, there most likely will have to be plans drawn and approved and permits to obtain, depending on the level of work being done. Having permits in hand at the time of sale will help regarding your upgrades.
This sounds overwhelming at the moment because there is a lot of big projects in this little article, and I know this is not going to happen overnight, but maybe it will help you to formulate a long term plan and strategy for improving the quality of life, and the quality of the actual structure you call home.
